• $20,000,000 to $50,000,000 purchase price
• All Cash (assumptions evaluated on a case by case basis)
• Northeastern US
• Mid-Atlantic US
• Southeastern US
• Value Add
• Cash on Cash Return of 6% or higher
• IRR of 15% or higher
• 5-7 year exit
